Another tip: Some Augusta banks participate in programs like NAP (Neighborhood Assistance Program) or Community Advantage loans that have slightly more flexible criteria (sometimes accept alternative credit histories if you don’t have a score, for example). These usually target certain neighborhoods or income levels. It’s worth exploring with a housing counselor or one of the HUD-approved agencies in the area.
Bottom line: aim for 620-640 for more options, and definitely tap into Augusta’s available programs – they can make homebuying more affordable once your credit ducks are in a row.
